Houses are getting more expensive: where in Ukraine prices have soared the most

The cost of private houses in Ukraine has increased in all regions over the past four years, but the rate of price growth varies significantly.

This is reported by "Komersant Ukrainian" with reference to OLX Real Estate analytics, which compared data for September 2021, 2024, and 2025.

Houses in Vinnytsia region have risen in price the most. While in 2021 the average price was 580 thousand hryvnias, today it is almost 2.6 million hryvnias. This is an increase of 354% in four years and 27% in the last year alone.

In Volyn, the price has risen from UAH 618 thousand to UAH 2.3 million, an increase of 275% in four years. Last year alone, prices rose by almost 43%. In the Lviv region, a house that cost UAH 976 thousand in 2021 is now being sold for UAH 3.6 million, an increase of 267%.

In major economic centers, the growth rate was more restrained. In Kyiv, the median price of a house increased from UAH 4.6 million to UAH 9.6 million (107% in four years). In Kyiv region – from UAH 2.3 million to UAH 4.6 million (104%), and in Odesa region – from UAH 1.5 million to UAH 3.1 million (106%).

Prices in Zaporizhzhia and Poltava regions increased the least. In Zaporizhzhia region, the median price increased from UAH 418 thousand to UAH 951 thousand (127% over four years, only 4% over the last year). In Poltava – from UAH 395 thousand to UAH 840 thousand (113% over four years).

Experts note that the demand for private houses remains stable, but the dynamics of the cost depends on the region. Western and central Ukraine remain the growth drivers, while the southern and northern regions show more restrained dynamics.
