Apartments near the front lines are getting more expensive: how the housing market in eastern Ukraine has changed

In Ukraine’s frontline regions, median prices for one-bedroom apartments have risen over the past year, even as demand for housing has declined.

This is according to a study by OLX Real Estate, which analyzes changes in the secondary market between February 2025 and February 2026, reports "Komersant Ukrainian".

The study covers frontline regions in eastern and southeastern Ukraine.

Where prices rose the most

The largest price increases were recorded in the Kharkiv region.

  • Median price: 18%
  • approximately 1 million UAH (about $22,600)

In Kharkiv itself, prices rose:

  • 16%, to 1.1 million UAH ($24,900)

In second place is the Sumy region:

  • 15%
  • about 862,000 UAH ($19,500)

In Sumy, the price increase is even more noticeable:

  • 19%
  • nearly 992,000 UAH ($22,400)

Moderate growth in the central-eastern regions

In some regions, prices rose more slowly.

Dnipropetrovsk Oblast

  • 8–12% growth
  • Median price: approximately 1.1 million UAH ($24,900)

In Dnipro, a one-bedroom apartment costs approximately 1.4 million UAH ($31,700).

Chernihiv Oblast

  • also 8–12% growth
  • about 1.4 million UAH ($31,700)

In Chernihiv, the median price is approximately 1.5 million UAH ($33,900).

Where prices have remained almost unchanged or fallen

In the Kherson region, growth was minimal:

  • 6%, to 632,000 UAH ($14,300)

The price in Kherson remains roughly the same.

The only region where a decline was recorded is the Zaporizhzhia region.

In Zaporizhzhia, prices fell by approximately:

  • –4%, to 644,000 UAH ($14,600).

At the same time, demand for housing is falling

Despite rising prices, the number of responses to apartment listings has decreased.

In February 2026, demand was lower by:

  • up to –44% in Chernihiv and the region
  • by up to –39% in Kharkiv and the region
  • by –35% in Dnipro and the region

Overall, in frontline regions, the drop in demand ranges from –15% to –45%.

The situation in the rental market

Similar trends were observed in the rental market.

According to OLX, in December 2025:

  • the median price for a long-term room rental in Ukraine was 4,000 UAH;
  • this is 14% higher than at the end of 2024.

At the same time, market activity declined:

  • the number of listings decreased by 5%;
  • the number of responses—by 12%.

This indicates that the real estate market in frontline regions remains unstable, reacting to both the security situation and population migration.
