Maxim Krippa became the owner of the Grail project in the center of Kyiv: what is known

On March 8, 2026, businessman Maxim Krippa became the owner of 100% of Graal LLC. According to YouControl data, the legal entity owns a land plot next to European Square in the center of Kyiv.

Maksym Krippa gained 100% control over the Graal development project through the ARS Capital investment fund. After consolidating 100% of corporate rights, Krippa plans to relaunch the project and create an updated development concept.
“We see the project as an opportunity to create a modern urban space of a new generation — with open architecture, business infrastructure, and public functions,” says Maxim Krippa.
In 2003, Graal LLC won the city council’s investment competition for the construction of a hotel and office center with parking. The company is linked to the brother of former Minister of Education Dmitry Tabachnik — Mikhail, according to the publication Nashe Dengi in January 2016.
He planned to build a 160-meter high-rise with a hotel, shopping center, conference hall, and underground parking with a total area of about 200,000 square meters. In 2020, Igor Nikonov joined the project, acquiring a third of the legal entity.
Nikonov’s partners were Israeli entrepreneur and founder of City Capital Group, which owns the Platforma art factory, the Ukraine department store, and part of the Leonardo business center, Ofer Kertzner, and businessman Mark Ginzburg. On February 14, 2026, the Antimonopoly Committee of Ukraine (AMCU) granted permission to Maxim Krippa’s investment company ARS Capital to take control of Graal LLC.
The partners abandoned the futuristic idea of building a 160-meter skyscraper. According to NV Business, most of the new building will be allocated for premium-class residential apartments — there will be 219 of them with a total area of 22,000 square meters. The project includes a small number of offices (1,800 square meters), retail space (2,200 square meters), a sports complex with a swimming pool (1,200 square meters), and an underground parking lot with 147 spaces.
In addition, as agreed with the city, the developer is to open an underground parking lot under European Square with 340 parking spaces.
