A 100-hectare deep-water port and railway logistics hub is for sale in Odessa region

A unique strategic land plot with an area of 100 hectares is up for sale in close proximity to the Pivdennyi port, the TIS port hub, and the Pivdennyi port plant. This was reported by "Komersant Ukrainian" with reference to InVenture.
The property is located in the Odesa region, in close proximity to the Pivdennyi port. The land plots are intended for commercial use.
The total area of the plot is 100 hectares. The territory is provided with rail and road connections, as well as access to water.
It is noted that the land plot is structured for different types of cargo flows and can function as a single port and logistics cluster.
How the complex is structured
The total area is divided into several functional zones:
- 3 hectares near the water — provision for the construction of a quay wall, the formation of a water area, and the arrangement of a front for the entry of ships.
- 56 hectares for railway infrastructure — formation of an electrified HUB station, a sorting yard, sidings, and a loading ramp.
- 23 hectares for a dry port or industrial and warehouse zone — potential location of a grain terminal, elevators, floor storage warehouses, and logistics modules.
- 14 hectares — area for a container or multi-cargo terminal, grain module, or warehouse logistics.
- 4 hectares — plots for additional industrial or warehouse facilities.
The intended use of the land covers industrial land, port infrastructure land, and OSG with the possibility of operational changes in accordance with the investor’s needs.
Technical capabilities and development potential
Depths of up to 19 meters along the coastline, allowing for the operation of Panamax/Post-Panamax class vessels.
The possibility of organizing galleries or conveyor passages from any part of the array to the water — a typical engineering solution for ports in the Liman region.
The availability of a pre-approved preliminary design for a railway station-HUB with a transshipment capacity of 2 to 10 million tons per year, including a railcar storage yard.
The location is suitable for launching grain, container, bulk, or mixed logistics, as well as for forming a multi-cargo cluster, LNG, or oil terminal.
Communications:
- Technical possibility of connecting a power supply with a capacity of 1 MW and more
- Water pipeline runs along the land plot
- Possibility of connection to gas networks
Terms of the offer
The cost of the property is not disclosed and is determined by agreement. It is also possible to sell the entire plot or individual sections, depending on the interests of the potential investor.
The offer is considered an infrastructure asset of regional and national importance, given the combination of deep-water access, rail logistics, and a large land area near one of Ukraine’s key seaports.
