Rent for students in 2025: which cities are the most expensive to live in

The most popular cities for applicants in 2025 were Lviv and Kyiv, where the largest number of universities in Ukraine is concentrated. Also, the top twenty leaders in terms of the number of applications submitted include higher education institutions in Chernivtsi, Ivano-Frankivsk, Lutsk, Ternopil, and Odesa.
How much does it cost yesterday’s entrants and students to rent an apartment in these cities, "Komersant Ukrainian" informs with reference to OLX Real Estate data.
Kyiv
The most expensive housing is rented in the capital. a 1-room apartment in Kyiv will cost UAH 16.9 thousand, which is 21% more expensive than last year. A room for a student will cost much less – 4 thousand UAH. If you plan to live with neighbors, or you can afford an apartment with more beds, then renting an apartment with two or more rooms is an option.
- 2-room: UAH 31.2 thousand (25%);
- 3-room: 58 thousand UAH (17%);
- 4-room: 92 thousand UAH (11%).
Lviv
Two universities in Lviv – Ivan Franko National University and Lviv Polytechnic – have collected the most applications this year, so the competition for accommodation will be high. a 1-room apartment can be rented for 17.9 thousand UAH (10%), and a room – for 5 thousand UAH (25%). As for the other options, they are as follows:
- 2-room: 20.9 thousand UAH (15%);
- 3-room: uAH 25.1 thousand (26%);
- 4-room: UAH 37.4 thousand (30%).
Chernivtsi
This year Yuriy Fedkovych Chernivtsi National University took 6th place in the ranking of universities by the number of applications. The cost of rent in the city is much lower than, for example, in Lviv. a 1-room apartment can be rented for UAH 12.2 thousand (18%). A room for shared living – for 4 thousand UAH (14%). Other options:
- 2-room: 14.6 thousand UAH (18%);
- 3-room: uAH 16.7 thousand (2%);
- 4-room: uAH 24.2 thousand (-21%).
Ivano-Frankivsk
There are several well-known universities in the Carpathian region that attract applicants. In particular, this is Vasyl Stefanyk University, which took 8th place in the ranking of universities. Renting a 1-room apartment in the city will cost UAH 13.2 thousand, which is 11% more expensive than last year. A room will cost less – 3.5 thousand UAH. Other options:
- 2-room: 15 thousand UAH (7%);
- 3-room: uAH 16.7 thousand (15%);
- 4-room: 16.7 thousand UAH (-17%).

Odesa
This year, no university from Odesa was included in the TOP-15 ranking of universities by the number of applications, but the city has many universities of different profiles that attract applicants. At the same time, the cost of rent in the city has increased significantly compared to last year. This is partly due to the active summer season. The price of a 1-room apartment is UAH 10 thousand, which is 33% more expensive than in July 2024. A room is rented for UAH 3 thousand, which is 20% more expensive. Prices for larger apartments have also increased significantly:
- 2-room: 15 thousand UAH (50%);
- 3-room: uAH 20.8 thousand (26%);
- 4-room: UAH 37.6 thousand (31%).
Ternopil
Three Ternopil universities entered the TOP-50 by the number of applications. Accommodation in the city is cheaper than in neighboring Ivano-Frankivsk and Lviv. 1-room apartments cost UAH 11.5 (29%), and rooms cost UAH 2.8 thousand, which is 7% cheaper. Other options:
- 2-room: uAH 13.7 thousand (33%);
- 3-room: uAH 14.5 thousand (20%);
- 4-room: uAH 16.6 thousand (-1%).

Lutsk
Lesya Ukrainka Volyn National University took the 10th place by the number of applications. Rent in the city is about the same as in Ternopil. a 1-room apartment costs 13.5 thousand UAH (13%), and a room – 3.5 thousand UAH (9%). As for the other options, they are as follows:
- 2-room: 15 thousand UAH (25%);
- 3-room: uAH 15 thousand (7%);
- 4-room: uAH 16 thousand (7%).
On the eve of the academic year, prices have risen almost everywhere, but the growth rates and absolute amounts differ significantly. Kyiv remains the most expensive city for students, while Lviv is in second place. The cheapest option for rent everywhere is to rent a room. The best option in terms of costs is also to live together in 2-, 3-, and 4-room apartments, where the total rent can be shared with roommates.
