Daily rent for the New Year breaks records: what happens to prices and when to catch discounts

On the eve of the New Year holidays, many Ukrainians start looking for options for celebrating. One of them is daily renting an apartment.

What are the prices for daily rent in Ukraine, how to book an apartment for the New Year and how much will prices rise during the holidays – in the article, "Komersant Ukrainian" reports with reference to RBC-Ukraine.

What are the prices for daily rent

Daily rent in Ukraine shows significant variability depending on the city and type of housing. To compare prices, we analyzed offers of one-bedroom apartments in Kyiv, Odesa, Dnipro, and Lviv using data from the OLX Real Estate platform. The sample includes minimum, average, and maximum rental rates per day.

In Kyiv, there is a fairly wide range of daily rental prices. The average price of a one-bedroom apartment ranges from 800 to thousands of hryvnias per day. There are also budget options on the market, with prices ranging from about UAH 400-500. The most expensive offers, mostly in central districts or modern residential complexes, start at 3 thousand hryvnias and can reach more than 4 thousand hryvnias per day.

In Odesa, prices for daily rent of one-bedroom apartments vary significantly depending on the area and type of housing. According to offers on OLX Real Estate, the average cost of daily accommodation ranges from 500 to 1,500 hryvnias.

There are also more affordable options on the market: minimum prices start at UAH 300-350 per day. At the same time, in the resort area of Arcadia, premium apartments and penthouses are offered, where a day’s rent can cost from 7 thousand to 8,500 UAH.

In Lviv, the cost of daily rent for one-bedroom apartments also has a less noticeable difference. The average price of accommodation ranges from 600 to 1,200 UAH per day.

There are also more affordable offers – you can find apartments in the range of 400-500 UAH per day. The most expensive options are mainly apartments in the central districts of the city, where daily rent can cost from 2 to 3 thousand hryvnias.

In Dnipro, prices for daily rent of one-bedroom apartments are also kept in a moderate range. The average cost of daily accommodation ranges from 500 to a thousand hryvnias.

The most affordable options in the city can be found for 350-400 UAH per day. At the same time, there are more expensive apartments on the market, located in the city center and in new residential complexes, which cost from UAH 2,000 to UAH 2,500 per day.

The overall price level on the market is now lower than it was before the war. To maintain occupancy, companies have to adjust the cost of apartments, explained Andriy Marchenko, director of RentKiev real estate agency.

“If earlier it was 1,500 hryvnias, now it is 800-1,000,” he added.

People are increasingly choosing an affordable price rather than comfort. “Even a slight difference in price can now determine the choice of customers,” the expert said.

Is there a demand for daily rental apartments?

Until 2022, the market consisted of several segments: tourists, businessmen on business trips, those who came to visit relatives and friends or for romantic meetings, explains Andriy Marchenko, director of RentKiev real estate agency. Some of these groups, he notes, have practically disappeared.

“There are almost no foreigners, tourism has disappeared, and civilian business has become much smaller,” he added in a comment to RBC-Ukraine.

Real estate expert Igor Klymenko agrees, who also noted a drop in demand for daily rent after the full-scale invasion.

“The interest in short-term apartment rentals has decreased, but remains. In particular, there are fewer foreigners who choose this form of rent,” the expert explained.

How will prices rise for the New Year

Despite the decline in activity, the New Year’s Eve period traditionally brings a revival in the daily rental market. “Before the holidays, demand increases by about 30-50%,” Klymenko said.

On average, according to the expert, prices for daily rent of apartments during the holiday period increase by at least 30%.

Andriy Marchenko agrees with him, noting that from December 30 to January 5, prices for daily rents rise by 20-50%.

“Some raise prices only on the 31st, but by 2-3 and 4 times. The biggest price hikes are noticeable in two- and three-bedroom apartments rented by companies of young people,” the expert added.

When to look for an apartment for the New Year

Reservations for December 31 begin in advance, although finding an option even a week before the holiday is usually not a problem, Klymenko explains. “You can find an apartment a week in advance, there will be no problems,” he added.

At the same time, it is in the last days of December that you can rent an apartment for the New Year on favorable terms. Every year the demand increases at the end of November, slightly decreases in mid-December, and before the holiday, some bookings are canceled, explains RentKiev director.

“At the end of December, prices can drop sharply to the original price. If a person wants to save money, I recommend waiting until the 30th. There will be options, they are always there,” the expert shared his secret.

However, Marchenko has not yet noticed a sharp jump in seasonal demand. “I don’t see any particular growth in demand yet. This year’s weekends don’t really provide an opportunity for a long vacation,” he said.
