The land market in Ukraine is changing: what is becoming more expensive and what is losing value

The OLX Real Estate team analyzed the market for land purchases in Ukraine: how median prices have changed over the past year, and whether supply is increasing compared to last year, according to "Komersant Ukrainian".
In particular, in February 2026, there were mixed trends regarding changes in median land plot prices in Ukraine.
Agricultural land
Compared to February 2025, land plots larger than 5,000 m² saw a significant increase in value in this segment. Thus, the median price of an 80-sotka plot rose by 69% (to $18,400). As for other plots that also saw a noticeable increase in price:
- 70 acres 58% (to $16,400)
- 500 square meters 57% (to $12,200)
- 40 acres 22% (to $13,200)
The increase was less significant for plots ranging from 10 to 30 acres. Specifically, prices for 10-sotka plots rose by 16% —to $7,600, for 20-sotka plots— by 10% (to $8,100), and for 30-sotka plots—also by 16% (to $9,400).
The supply of agricultural land decreased by between 1% and 9%. An increase in the number of listings was recorded only for plots of 70 and 90 acres (by 14% and 15%, respectively).
Land for residential and public development
Land for residential and public development has also become significantly more expensive: in this segment, prices across Ukraine have risen for nearly all plots compared to last year’s figures. The largest increases were seen for 90-sotka plots, up 60% to $40,700, and 80-sotka plots, up 38% to $45,400. The median price of 1-hectare plots rose by 25% to $55,400.
Price increases ranging from 14% to 17% were observed for plots of 10 acres ($14,000), 20 acres ($13,800), 30 acres ($14,000), and 40 acres ($19,200). The median price of building plots of 60 and 70 acres remained unchanged ($23,500 and $30,500, respectively).
Similar to agricultural plots, the supply of plots for residential and public development decreased compared to February 2025. The most significant decline was observed for 10-sotka plots, with an 11% decrease in the number of listings on the platform.
Land for industrial, transportation, and other purposes
The third-largest segment by number of listings on OLX Real Estate is land for industrial, transportation, and other purposes. Here, unlike the two previous segments, we observe a somewhat different trend, namely: a decline in median prices for certain plot sizes.
We see a decline in median prices for plots with the following areas:
- 60 acres, -36% to $73,800
- 1 hectare, -30% to $70,800
- 500 square meters, -25% to $53,600
- 500 square meters, -11% to $35,400
In contrast, the median price for plots of 80 acres rose by 35% to $166,000. Prices for plots of 10 and 20 acres increased by 18–19% (to $35,900 and $50,200, respectively).
We are seeing a different trend in this segment regarding supply levels. In some cases, the number of listings has increased (for example, for plots of 1 hectare), while for certain sizes it has decreased (specifically, for plots of 40, 50, 70, and 80 acres).
Currently, the land market is developing unevenly: plots for agriculture and development are becoming the most expensive, especially those with large areas. At the same time, the supply is decreasing. Meanwhile, the situation for industrial land is less stable: regarding the number of listings and median prices, we are seeing both increases and decreases across different plot sizes.
