Housing Market-2025: where apartments are more expensive

In the fall of 2025, apartments (from one-room to three-room) rose in price most rapidly in Lviv and Kyiv. This is reported by "Komersant Ukrainian" with reference to OLX Real Estate data.

Analysts compared the median prices of apartment sales offers in October 2025 with October 2024 in Kyiv, Lviv, Odesa, Dnipro, and Kharkiv. The median reflects the “average” market offer without the influence of extremely expensive or cheap lots, so it is suitable for assessing trends.

The main conclusion is that the market is showing moderate but steady growth. The most affordable apartments are in Kharkiv and Dnipro, but it is here that some of the highest rates of price increase are recorded. Kyiv and Lviv hold the lead in terms of prices, and Odesa is in the “middle” group, but with a clear positive trend.

One-room apartments: price increase in all cities, record in Odesa

The median price of a 1-room apartment in Kharkiv in October 2025 amounted to UAH 866 thousand ($21 thousand), which is 16% higher than in October 2024. Dnipro was the second in the list of “budget” cities: the median price of a one-bedroom apartment was UAH 1.1 million ($26 thousand), but the growth here was slightly less: 5% compared to October 2024.

In October 2025, the median price of a 1-room apartment in Odesa was up to UAH 2 million: uAH 1.7 million ($40 thousand). This is 22% more than in October 2024, which is a record increase in the segment of 1-room apartments among the cities analyzed.

In Kyiv and Lviv , the median prices for 1-room apartments are the highest:

  • Kyiv: UAH 3.2 million ($76 thousand), 13% compared to October 2024;
  • Lviv: UAH 2.3 million ($55 thousand), 10% compared to October 2024.

For investors looking for compact apartments, Odesa is signaling an acceleration in demand, while Kyiv and Lviv remain the price benchmarks. Kharkiv and Dnipro are an economy segment with a lower entry point, but in Kharkiv the growth rate is already double-digit.

One-bedroom apartments: the highest growth rate in Kharkiv, stability in Dnipro

In Kharkiv, despite the lowest median price, we record the highest growth: 24% to UAH 1.4 million ($33 thousand) in October 2025, compared to October 2024. In Dnipro , the median price is slightly higher – UAH 1.5 million ($36 thousand), and the smallest growth is in the segment of 2-room apartments (3%).

A noticeable increase was also recorded in Odesa: 18% to UAH 2.3 million ($55 thousand) in October 2025. In Kyiv and Lviv , the median price increased by 11% and 14%: to UAH 4.8 million ($114 thousand) and UAH 3.1 million ($74 thousand), respectively.

Thus, one-bedroom apartments in Kharkiv are rapidly rising in price from a low base. And for buyers looking for a balance of price and area, Dnipro remains one of the most stable options.

The data is based on the median prices of offers in the apartment sales section of OLX Real Estate for October 2025 compared to October 2024. Comparison by segment is made separately for 1-, 2- and 3-room apartments in each city.

Three-room apartments: Kyiv is the most expensive, Kharkiv is the most dynamic

As for three-room apartments, Kharkiv also has the largest increase in the median price, but at the same time the lowest median price: 22% (October 2025 compared to October 2024), to UAH 1.8 million ($43 thousand). A relatively affordable 3-room apartment can be purchased in Dnipro: the median price in October 2025 amounted to UAH 2.1 million ($50 thousand), which is 12% higher than in October 2024.

The median price in Lviv also increased by 12% to UAH 3.9 million ($92 thousand) in October 2025. In Odesa , we recorded a 17% increase to UAH 2.9 million ($69 thousand).

The least affordable city is Kyiv: the median price of a 3-room apartment in October 2025 amounted to UAH 7.1 million ($168 thousand), which is 14% more than in October last year.

In general, the apartment purchase market in large cities of Ukraine shows a moderate but stable price increase. Housing prices are rising most rapidly in Kharkiv and Odesa. In Dnipro, prices remain at the level of last year, while Kyiv and Lviv retain the status of the most expensive cities.
