Land prices in Ukraine 2025: where a hectare costs 30 thousand, and where – almost 200 thousand

As of May 2025, the average cost of one hectare of agricultural land in Ukraine is UAH 59,051. This is a significant decrease compared to April, when the price reached 86,655 UAH per hectare, "Komersant Ukrainian" reports with reference to the data of the analytical platform Opendatabot.

However, experts regard such dynamics as temporary. They say that the market experiences seasonal fluctuations and reacts to changes in demand.

How prices have been changing since the beginning of 2025

Since the beginning of the year, the market has demonstrated instability:

January – March – relatively low demand, prices kept within 50-55 thousand UAH per hectare.

April – abnormal jump up to 86 655 UAH/ha, which experts attribute to the high activity of legal entities that received the right to purchase land.

May – price correction to 59,051 UAH/ha due to a decrease in the number of transactions and market stabilization.

This price “peak” in April became the highest since the opening of the land market in 2021.

The land market is an opportunity to sell and buy into ownership of agricultural land. The moratorium on the sale and purchase of agricultural land was lifted on July 01, 2021 – 20 years after it was imposed. Only individuals have the right to sell and buy such land. Companies will be able to take advantage of this opportunity from January 1, 2024.

Regional peculiarities

Prices vary greatly from region to region due to soil quality, demand, security situation and access to infrastructure.

The top 5 most expensive regions are

  1. Ivano-Frankivsk region – 184,650 UAH/ha
  2. Lvivska – 136,269 UAH/ha
  3. Kyivska – 86 921 UAH/ha
  4. Cherkasy – 78,314 UAH/ha
  5. Ternopilska – 73 211 UAH/ha

Top 5 cheapest regions

  1. Donetsk region – 31 574 UAH/ha
  2. Kherson region – 33 759 UAH/ha
  3. Mykolaivska – 34,015 UAH/ha
  4. Luhansk – 34 103 UAH/ha
  5. Zaporizhzhya – 35,667 UAH/ha

It is obvious that the west of Ukraine is significantly ahead of the east and south in terms of prices, in particular due to safer conditions and active work of farms.

Who buys land?

After the removal of restrictions for legal entities in 2024, it is they who have become key players in the market. Legal entities often have access to large amounts of capital, and on average buy a hectare of land 10-15% more expensive than individuals:

  • Legal entities – 62,656 UAH/ha
  • Individuals – 54,721 UAH/ha

This has caused concern among small farmers, who cannot always compete with agroholdings.

Why does the price fall after the peak

Reasons for the May decrease:

  • seasonal lull after the spring “boom”;
  • completion of the active stage of land purchase for the sowing season;
  • partial reorientation of capital to the rental market.

However, most analysts consider it a short-term correction, and expect a new growth in the fall of 2025.

Forecasts for the coming years

Studies of agro-politics institutes indicate: the average value of agricultural land may reach UAH 100,000/ha by the end of 2026, if there is no large-scale aggravation on the front.

Factors stimulating growth

  • stabilization of the macroeconomy
  • growing demand among foreign investors (indirectly through legal entities);
  • development of agrarian infrastructure in the west and center of Ukraine;
  • government programs to support farming.
