Housing prices in Ukraine: how many years and how much money does it take to buy your own?

Despite the fact that prices in Ukraine are lower than in the EU, it will take Ukrainians twice as long to save for their own home than the average EU resident. This is reported by "Komersant Ukrainian" with reference to the infographic of Novosti.LIVE.
Thus, in Berlin (Germany), you can save up for your own apartment in 9 years, despite the fact that housing costs an average of 338 thousand 598 euros.
You will have to save a little more for your own home in Poland: in Warsaw, you need to pay 233 thousand 142 euros for a one-room apartment. Thus, it will take 11.4 years to save for housing in the Polish capital.
The Czech Republic ranked third among the EU countries in terms of housing affordability. A one-bedroom apartment in Prague costs an average of 299 thousand 796 euros. A person earning an average salary will have to save for such housing for 14.3 years.
But residents and visitors of the capital of Ukraine will have to wait the longest for their own one-room apartment, compared to the above countries. In Kyiv, the average cost of a one-room apartment is the lowest among all the above-mentioned European countries and amounts to 126 thousand 280 euros. But it will take almost 20 years to save up for it.
This is because in European capitals, residents spend a smaller percentage of their salaries on basic needs. In Ukrainian cities, incomes often do not keep pace with rising prices, making life less comfortable.
For example, Ukraine has the highest price-to-salary ratio at 91.2%. This is compared to 69.5% in Warsaw, 47.3% in Berlin, and 65.9% in Prague.
We should also not forget about the average salary. In Kyiv, it averages 539 euros. In contrast, Europeans receive 1,697 euros (Warsaw), 2,890 euros (Berlin), and 1,738 euros (Prague), respectively.

How much and how long it takes to buy a house in Ukrainian regions
While in Kyiv a one-room apartment can be purchased for an average of UAH 5 million 661 thousand 520, in such regional centers as Lviv, Odesa, Dnipro and Kharkiv, you can become a homeowner for less.
A one-bedroom apartment in Lviv will cost UAH 3 million 546 thousand 833 in 2025. Given that the average salary in the regional center is UAH 21 thousand, you will have to save for your dream home for 14 years.
In Odesa, you can buy a one-bedroom apartment for UAH 2 million 433 thousand 126. With an average salary of UAH 17.4 thousand in this city, it will take 11.6 years to save up for it.
It takes a little less time to buy an apartment in Dnipro. There, it costs an average of UAH 2 million and, given a salary of UAH 17.6 thousand, you will have to save for 9 years and 8 months.
The cheapest housing is currently available in Kharkiv. One-bedroom apartments there are sold for an average of UAH 1 million 500 thousand. However, the average salary in the region is also low: it is about UAH 6,400. Thus, it will take an average of 7 years to save up for an apartment under these conditions.
