Ukrainians took out mortgages in Poland for PLN 13.6 billion – a record for all years

Polish banks are recording unprecedented demand for mortgage lending among foreigners. In the first half of 2025 alone, citizens of other countries took out housing loans worth PLN 3.6 billion. This is reported by "Komersant Ukrainian" with reference to Polish media.
This is almost as much as for the whole of 2023. If this trend continues, it will be the first time that foreigners may exceed the annual threshold of PLN 6 billion in mortgage loans.
General figures
According to the Credit Information Bureau (BIK), as of the end of June 2025, 265 thousand foreigners had active loans in Polish banks.
The total amount of debt is PLN 25.7 billion, of which PLN 21 billion is a mortgage.
Who borrows the most?
Citizens of Ukraine account for the largest share of borrowers:
- 184 thousand Ukrainians took out loans worth PLN 13.6 billion;
- 78% of this amount is mortgage loans.
Belarusians are in second place with a total debt of PLN 4.2 billion.
In addition to Ukrainians and Belarusians, the list of foreign borrowers includes citizens of India, Russia, Turkey, Georgia, and some EU countries.
What do they take out loans for?
The structure of loans among foreigners is as follows:
- 82% – mortgages;
- 14% – consumer loans;
- 4% – credit cards, installments and limits.
In 2024, foreigners took out PLN 5.8 billion in mortgage loans, accounting for 8.3%of total housing lending in Poland.
Reliability of Ukrainian borrowers
Experts emphasize that Ukrainians are responsible for their obligations – the mortgage delinquency rate among Ukrainian citizens is only 0.5%, which is even lower than the average rate among Poles.
People are especially active in buying housing on credit in large cities in the west of the country.
