Banks issued mortgage loans worth UAH 672 million in December

In December, Ukrainian banks issued 379 mortgage loans worth UAH 672 million. This is evidenced by the data of the monthly Bank Mortgage Lending Survey, "Komersant Ukrainian" reports

In December, Ukrainian banks continued to issue mortgage loans, with most of the loans being aimed at purchasing housing on the secondary real estate market.

  • The secondary market prevailed: Both in terms of the number of agreements and total funding, most mortgage loans were issued for the purchase of second-hand housing.
  • Rising interest rates: In December, the weighted average effective interest rate on mortgage loans increased to 8.8% p.a., up from 8.4% in November.

Geography of mortgage lending:

Residents of Kyiv and several western regions of Ukraine were the most active in purchasing housing on credit.

  • Kyiv and Kyiv region became the leaders in terms of mortgage lending. In December, 202 agreements totaling UAH 384.1 million were concluded here, accounting for 57.2% of the total loans disbursed.
  • Lviv region ranked second with 23 agreements totaling UAH 45.6 million.
  • Ivano-Frankivsk region rounds out the top three with 17 agreements worth UAH 28.1 million.

The NBU notes that the main driver of the mortgage segment remains preferential lending under the eHouse program. In the second half of the year, the pace of loan disbursement under this program slowed after record volumes due to changes in the terms of loans by the operator (Ukrfinzhytlo) and a lack of funding.

An additional factor behind the slowdown in mortgage lending in December was the suspension of a number of state registries due to a cyberattack, which temporarily made it impossible to conclude real estate transactions.
