Due to the energy crisis: demand for secondary housing in Kyiv has fallen by 40%

Against the backdrop of the energy crisis in Kyiv, demand on the secondary housing market fell by approximately 40% in the winter of 2026. Prices in affected buildings may be adjusted by 5–15%, but realtors are not seeing a widespread decline in prices—the market has entered a pause and is seeing only selective deals.

Apartments without heating are not selling
At the same time, the problem lies not only in the decrease in the number of buyers, but also in the shortage of properties that meet the new energy efficiency requirements, according to realtors.
According to Alexei Govorun, co-owner of the FLATPRIME real estate agency, apartments in buildings without heating have effectively lost their appeal, and even significant discounts are not stimulating demand. Most owners of such properties prefer to take their homes off the market and wait for the situation to stabilize.
Roman Savchenko, owner of Profi Realt, notes that in January, due to shelling and interruptions in electricity and heat supply, many Kyiv residents temporarily left the city, postponing transactions. In the first weeks of February, the market began to gradually revive, but activity remains lower than usual.
Yaroslav Orshak, CEO of La Vida, adds that local demand, especially for rentals in troubled areas, has fallen by 10-35%, while the purchase segment is more in a state of pause and bargaining. The potential price correction in affected buildings could be 5-15%, depending on the duration of the heating problems.
Realtors note that the market is not showing a massive drop in prices, but is gradually stratifying: the greatest demand remains for houses with autonomous heating, backup power, and effective management, in particular with condominium associations. Such properties sell faster and often without a discount, while problematic buildings may remain “frozen” at least until the next heating season.
