Where Ukrainians bought and sold housing the most in 2024

The largest number of housing purchase and sale agreements in the outgoing year was concluded in Dnipropetrovs’k region – 11.5% of all recorded ones. This is evidenced by the information of the National Bank of Ukraine, set out in the “Financial Stability Report” for December 2024, "Komersant Ukrainian" reports.

Kyiv came in second with a 10% rate. Odesa region took the third place. It concluded 9.2% of sales contracts over the year.

Meanwhile, the lowest number of real estate transactions was recorded in the following regions:

  • Luhansk -0%
  • Kherson -0.3%, and
  • Donetsk region – 0.8%
  • Chernivtsi region – 1.3%
  • Chernihiv region – 2%
  • Transcarpathian – 2.1%
  • Kharkiv region – 2.3%
  • Sumy region – 2.3%
  • Ternopil region – 2.4%
  • Volyn – 2.5% – 2.5%
  • Vinnytsia – 2.7%
  • Zaporizhzhia – 2.7%

In general, demand for residential real estate is gradually increasing, mainly for ready-made cheaper housing. The supply of housing is slowly increasing, mainly due to the completion of existing facilities, and new complexes are being built only in the west of the country. At the same time, there are significant mismatches between the supply of housing and the desires of potential buyers, so the market is recovering slowly, and housing prices on the secondary market are barely growing.

Demand for housing purchases is slowly recovering, especially in the secondary market. In the first eleven months of 2024, notaries notarized 14% more transactions than in the same period last year. The number of sale and purchase agreements grew in each of the quarters since the beginning of the year. However, it reached only 70% of the level before the full-scale invasion.

About 60% of transactions in the first three quarters of 2024 were for the purchase of apartments, and the rest were for private houses.

Smaller and therefore cheaper housing is in the highest demand in the secondary market. The median area of purchased apartments is 48 square meters (both in the country as a whole and in Kyiv), and houses are 71 square meters. The majority of transactions involve purchases of housing that is over 35 years old, with only a quarter of transactions involving housing that is less than 15 years old.

The vast majority of transactions in the secondary market were made for the purchase of housing outside regional centers – 78% of transactions. The capital accounted for another 10% of transactions. Among regional centers, housing in the west of the country is more popular. Compared to 2021, the share of transactions concluded in regional centers (except for Kyiv) has increased, while in the capital it has slightly decreased. However, the trend has been reversed in the last year.
