There is less and less housing on the secondary market: how it affects prices

November brought mixed trends to the secondary real estate market: supply declined in most regions, while housing prices continued to rise and demand recovered in the central and western regions.

This is reported by Delo.ua, "Komersant Ukrainian" reports.

November 2025 was a month of moderate but noticeable regrouping in the secondary real estate market. The number of ads for the sale of apartments decreased in most regions of the country.

Supply continues to decline

The largest decline in supply was felt in:

  • Kirovograd region: -11%
  • Zakarpattia region: -9%
  • Ivano-Frankivsk region: -8%

In a number of regions there were slight fluctuations in the range of 1-2%, but Kyiv was the leader in the monthly dynamics, showing a 6% increase in supply.

Prices are growing steadily

In most regions, November showed an increase in the cost of secondary housing. The largest price increases were observed in:

  • Kherson region: 10%
  • Kirovograd region: 8%
  • Volyn region: 6%

The cheapest one-room housing is traditionally offered in Zaporizhzhia region, where the average price is $16.5 thousand.

In the capital, the average cost of a one-bedroom apartment in November reached $95.5 thousand. The difference between the districts is significant:

  • Pecherskyi district is at the top of the rating – about $200 thousand.
  • The most affordable is Desnianskyi district, where the average price is $50 thousand.

Demand is recovering – but not everywhere

In most regions, November was a month of renewed buyer interest in secondary housing.

The largest increase in apartment search was recorded in:

  • Ivano-Frankivsk region: 20%
  • Cherkasy region: 13%
  • Chernihiv region: 11%

At the same time, the trend in the frontline regions is the opposite:

  • Zaporizhzhia region: -13% of demand
  • Kherson region: -12% of demand.

According to the surveys, most Ukrainians prefer secondary housing because of the possibility of quick occupancy and the absence of additional repair costs.
