How much does the level of wages correspond to the cost of renting a house – a study

LUN and the Work.ua portal conducted a joint study comparing the average salaries of certain professions and the average rent of apartments in Kyiv, determining the percentage of salary spent on rent. The results of the study are reported on the Work.ua website, "Komersant Ukrainian" reports.

The most popular positions on Work.ua were selected for the study. Among the selected positions, a cleaner earns the least and a driver the most.

According to Lyudmyla Kiryukhina, head of LUN Statistics, “this study was conducted primarily to determine the level of comfort of life for representatives of different professions in the largest regions of the country.”

As it turned out, a sales assistant will have to spend an average of 76% of his or her salary to rent a one-bedroom apartment in Kyiv, while a driver will have to spend 52%. If a driver wants to rent a two-room apartment in Kyiv, the rent will be more than 72% of his monthly salary, while for a sales assistant it will be 105%. Likewise, a driver will not be able to afford to rent a three-room apartment in the capital, as the average rent is 123% of his salary.

But a cleaner in Kyiv will not be able to afford to rent even a one-bedroom apartment, because in order to rent such an apartment, the average salary of representatives of this profession should be 12 percent higher than it is now.

As for Lviv, renting an apartment, for example, is even more difficult for a sales consultant in this city than in the capital: they have to spend an average of 83% of their salary on renting an apartment. In Odesa, the situation for representatives of this profession is much better: 41% of the salary should be enough to rent a one-bedroom apartment.

What about rental prices in Kyiv?

According to LUN Statistics, at the beginning of February 2025, the largest selection of 1-room apartments for rent in Kyiv is in the budget of UAH 12-16 thousand, and 2-room apartments – UAH 15-20 thousand.

Traditionally, it is quite difficult to find a 1-room apartment in the minimum budget of UAH 6-8 thousand – the offer in this price category is limited to 48 objects. Interestingly, in the premium segment, the choice of options is also not very large: among 1-room apartments with a rental price of UAH 40 thousand per month, the market offers about 145 options.

In general, in January 2025, the daily supply of 1-room apartments on the rental market fluctuates between 1.5-1.9 thousand properties.

If you have a limited rental budget, you should pay attention to the Desnianskyi district – prices here average UAH 9,000.

Those looking for a balance between price and location should consider the following districts:

Dniprovskyi – UAH 14,000;

Obolonsky – 14,000 UAH;

Darnytskyi – UAH 15,000.

The most expensive one-bedroom apartments are located in the central districts of Kyiv:

Pecherskyi – 36,000 UAH;

Shevchenkivskyi – UAH 24,000;

Holosiivskyi – UAH 19,000.
