Troieshchyna, Teremky, Pechersk: which districts lost the most

In Kyiv, against the backdrop of the energy crisis in the winter of 2026, demand on the secondary housing market fell by about 40% compared to last winter. This was reported by Interfax-Ukraine , citing data from realtors, according to "Komersant Ukrainian".
Oleksiy Govorun, co-owner of the FLATPRIME agency, says that the problem lies not only in the reduction in the number of buyers, but also in the shortage of properties that meet the new requirements, primarily in terms of energy supply and safety.
Leaving the city and postponed decisions
According to Roman Savchenko, owner of Profi Realt, shelling, power outages, and heating problems in early 2026 had a greater impact on the psychological state of Kyiv residents than on prices themselves.
In January, some residents temporarily left the city and postponed their purchase and sale agreements. This reduced both the number of requests and offers. At the same time, in the first weeks of February, realtors are already seeing a gradual recovery.
Areas at risk
The areas most affected were those with historically weak engineering infrastructure — Troieshchyna, Teremky, and partly Pechersk.
Even elite real estate in the center loses its competitiveness if the building is left without heat. At the same time, realtors are not observing a massive collapse in prices.
Will prices fall?
Experts predict a possible 5-15% correction in the value of problem buildings, depending on the duration of the heating outages.
However, a sharp drop is not expected in the short term. According to realtors, an apartment without heat is not attractive even with a large discount, so owners are more likely to choose a wait-and-see approach.
New selection criteria
A typical buyer’s request in 2026 includes:
- a backup power supply for the building or an autonomous boiler room;
- alternative power sources for elevators and pumps;
- the availability of shelter and a safe location;
- apartment readiness for quick occupancy;
- for budgets up to $100,000 — the possibility of participating in government programs.
There are not many properties on the market that meet all these criteria.
In the mid-range segment, prices remain stable, and in buildings with autonomous heating and generators, they are even rising.
