From 9,000 to 42,000 hryvnia: how rental prices vary across the capital’s districts

The market for long-term rentals of one-bedroom apartments in Kyiv showed mixed dynamics over the year: in most areas, the number of offers increased sharply, while demand either stagnated or declined.
At the same time, prices rose unevenly — from moderate growth in the suburbs to significant increases in central areas. This is evidenced by OLX Real Estate’s analysis for December 2025, reports "Komersant Ukrainian".
South and west of the city: more apartments, subdued interest
Golosiivskyi district
- Median rent: UAH 19,500 ( 15% per year)
- number of listings: 44% (1,293);
- demand: 2%.
Despite rising prices, tenant interest remains almost unchanged, which may indicate market saturation.
Solomyanskyi district
- Median rent: UAH 15,000 (no change);
- supply: 45% (947 ads);
- Demand: –10%.
The significant increase in the number of apartments has not been accompanied by a rise in prices — owners are forced to keep rates low in order not to lose tenants.
Left Bank: more affordable housing and declining interest
Darnitskyi district
- rent: 15,000 UAH ( 7%);
- supply: 29%;
- Demand: –20%.
Dnipro district
- rent: 12,500 UAH ( 4%);
- advertisements: 25% (over 1,000);
- Demand: –12%.
Desnianskyi district
- lowest median price: 9,000 UAH ( 6%);
- supply: 21% (497);
- Demand: –20%.
The left-bank districts remain more affordable, but it is here that the decline in tenant interest is most noticeable.
City center: high prices do not deter everyone
Pechersky district
- Median rent: almost UAH 42,000 ( 11%);
- Advertisements: 21% (1,259);
- Demand: 13%.
Pechersk retains its status as the most expensive district, while demand here is not only holding steady but also growing.
Shevchenkivskyi district
- rent: 22,000 UAH (no change);
- supply: 30%;
- Demand: –2%.
Even in the center, an increase in the number of apartments does not always translate into increased interest.
Other districts: stability and a surge in Obolon
Podilskyi district
- rent: 18,000 UAH ( 13%);
- supply: 45%;
- Demand: 1%.
Svyatoshyn district
- rent: 12,000 UAH (no change);
- advertisements: 46%;
- Demand: no change.
Obolonskyi district
- rent: 14,000 UAH ( 4%);
- supply: 37%;
- Demand: 30%;
- 18.4 responses per ad — the highest rate in Kyiv.
Obolon has become the district with the most active interest from tenants, combining moderate prices and high competition for housing.
The overall picture shows a shift in the market towards tenants: in many areas, supply is growing faster than demand, which is holding back prices.
The exceptions are Pechersk and Obolon, where either prestige or the balance of price and location maintain high interest.
