Winter drive and off-season smoothness: HotelMatrix analyzes the dynamics of hotel prices

In January, Bukovel hotels set a new price record due to high demand. Representatives of the hotel business in other tourist regions also tried to maintain positive price dynamics, but more restrained. This is evidenced by a review of the Hotel Matrix analytical service, "Komersant Ukrainian" reports.
The subject of the next study was the price performance of hotels in four key tourist regions of the country – Kyiv, Lviv, Bukovel, Odesa, namely, ADR hotels or average daily rate. This is an indicator that provides information about the pricing policy applied by the hotel.
Kyiv maintained positive dynamics
Comparison of this year’s figures with the data for the same period last year confirmed the following dynamics:
january: ₴2,236 in 2024 – ₴2,552 in 2025 (plus 14%),
february: respectively, 2,222 ₴ – 2,590 ₴ (plus 17%),
march: 2,223 ₴ – 2,548 ₴ (plus 15%).
According to experts, the steady growth in average daily rates is due to high demand from conferences and corporate events.
Lviv has shown a tendency to increase the average fare
In the first quarter of 2025, the average fare in Lviv rose by about 11% compared to the same period in 2024. And this is the smallest increase among the key regions, which indicates a conservative but effective approach to pricing that allows to maintain the load.
So, January: ₴2,929 – ₴3,294 (plus 12%),
february: 2,764 ₴ – 3,025 ₴ (plus 9%),
march: 2 739 ₴ – 3 049 ₴ (plus 11%).

Bukovel demonstrates winter drive
In January, Bukovel set a new price record due to high demand, but the March decline showed that it is impossible to maintain such high rates without special off-season incentives.
The dynamics of this year’s prices compared to last year’s were as follows:
january: 7,457 UAH in 2024 – 9,720 UAH in 2025 (plus 30%),
february: respectively, 4 598 UAH – 7 774 UAH (plus 69%),
march: 4,223 ₴ – 5,458 ₴ (plus 29%).
Odesa has shown off-season smoothness
Comparison of last year’s prices with those of the same period this year revealed the following changes:
january: 1 783 ₴ – 2 209 ₴ (plus 24%),
february: 1,856 ₴ – 2,242 ₴ (plus 21%),
march: 1 838 ₴ – 2 221 ₴ (plus 21%).
Given these indicators, Hotel Matrix experts state that the Odesa hotel market has the potential for further growth: stability in February and March hints at the possibility of experimenting with packages for long-term guests.
What is known about the Hotel Matrixproject
This is an online tool for analyzing the hotel business developed by experts from Poland and Ukraine. It allows you to analyze the market, compare the performance of a particular hotel with that of competitors, and, based on the data obtained, determine the development strategy of the hotel in question. In other words, the service’s data helps hoteliers understand how efficiently their hotel is operating.
Hotel Matrix was founded by three Ukrainian investors involved in the hotel business. The project was launched in May 2020, and currently 200 hotels are connected to it.
