Renting an apartment in Ukraine: where prices have risen to record highs and where they have fallen

Since 2021, rental prices have changed under the influence of various factors, primarily due to martial law and the security situation. The OLX Real Estate team analyzed the changes from 2021 to 2025 on the example of one-bedroom apartments, "Komersant Ukrainian" reports
2022: a significant increase in rental prices in Western Ukraine
In September 2022, compared to September 2021, a significant increase in median rental prices for 1-room apartments was recorded in Western Ukraine, where the security situation was better. The leader was Uzhhorod, where the median price increased by 125% to UAH 15 thousand. Other “record holders” included:
- Ivano-Frankivsk, 119% to UAH 11 thousand;
- Ternopil, 110% to UAH 8 thousand
- Chernivtsi, 109% to UAH 10 thousand;
- Vinnytsia, 100% up to UAH 10 thousand;
- Khmelnytsky, 80% up to UAH 9 thousand;
- Lviv, 72% up to UAH 15 thousand.
At the same time, rents for 1-room apartments fell significantly by -14% in Kyiv (UAH 9 thousand) and Odesa (UAH 6 thousand), -22% in Mykolaiv (UAH 3.5 thousand), -25% in Chernihiv (UAH 3 thousand), -35% in Kharkiv (UAH 4 thousand), -44% in Kherson (UAH 2.5 thousand).
2023: gradual price recovery
In September 2023, compared to September 2022, prices increased in cities where they remained unchanged or decreased after the full-scale invasion. In particular, the median price was 85% higher in Chernihiv (UAH 9 thousand), 60% higher in Zhytomyr (UAH 12 thousand), 39% higher in Kyiv (UAH 12.5 thousand), 29% higher in Mykolaiv (UAH 4.5 thousand), and 25% higher in Odesa (UAH 7.5 thousand).
In the West of Ukraine, after a significant rise in price in 2022, in September 2023, median prices for renting one-bedroom apartments remained mostly at the level of the previous year (up 1-5%). The exceptions were Lutsk and Rivne, where the upward trend continued: 57% to UAH 11 thousand and 43% to UAH 14 thousand, respectively.
Compared to September 2022, median prices in Zaporizhzhia (UAH 5 thousand) and Dnipro (UAH 9 thousand) remained almost unchanged, while rents in Chernivtsi (to UAH 9 thousand) and Poltava (to UAH 7.5 thousand) fell by 12%.
2024: increase in rental prices in Ukraine
According to OLX Real Estate analytics for September 2024, in almost all regional centers the median rental price for 1-room apartments has become higher compared to September 2023.
The figure reached 35% in Chernihiv (up to UAH 7.5 thousand), 27% in Chernivtsi (UAH 11.6 thousand) and Poltava (UAH 9.5 thousand). In a number of cities the median price increased by 18-20%, including: Kyiv (UAH 15 thousand), Rivne (UAH 12 thousand), Ivano-Frankivsk (UAH 13 thousand), Lviv (UAH 18 thousand).
In September 2024, growth in the range of 11% to 15% was recorded in Vinnytsia (UAH 11.5 thousand), Dnipro (UAH 10 thousand), Odesa (UAH 8.5 thousand), and Mykolaiv (UAH 5 thousand). The median prices in Zaporizhzhia, Kharkiv , and Kherson will remain at the level of September 2023: from UAH 3 to 5 thousand for renting a one-bedroom apartment.
2025: moderate price increase in most cities
In 2025, the upward trend in median prices for renting one-bedroom apartments continues, but in most cities it does not exceed 15%.
The exceptions in September 2025 were Odesa (UAH 11 thousand) and Kharkiv (UAH 5 thousand), where the median price is 25% and 29% higher than in September 2024, respectively. We also recorded a 20% increase in Mykolaiv (UAH 6 thousand).
Within the range of 10% to 13%, the median price has become higher in Kyiv (UAH 17 thousand), Ivano-Frankivsk (UAH 15 thousand), Vinnytsia (UAH 13 thousand), Dnipro (UAH 11 thousand), and Cherkasy (UAH 10 thousand).
The median rental prices have changed the least in Uzhhorod (UAH 19 thousand), Lviv (2% to UAH 18.5 thousand), and Rivne (0%, UAH 12 thousand), and have decreased only in Chernivtsi (-6% to UAH 11 thousand) and Chernihiv (-7% to UAH 7 thousand).
Since the beginning of the full-scale invasion, the rental market has gone from significant price fluctuations to gradual stabilization. Since 2024, we have seen a trend of gradual growth in prices. Traditionally, one-bedroom apartments are the most expensive to rent in large regional centers. However, prices are much lower in eastern Ukraine, where the security situation is worse.
