Apartment rents have skyrocketed: where is it most expensive to rent a place to live?

The long-term rental market in Ukraine continues to become more expensive, but the rate of growth varies significantly depending on the region and the number of rooms. The OLX Real Estate team analyzed the long-term apartment rental market in Ukraine in May 2026 and identified where the median price had risen the most compared to May 2025, according to "Komersant Ukrainian"
The Zaporizhzhia region leads the market for one-bedroom apartments, where the median price increased by 60% and stands at 8,000 hryvnias. The Kharkiv region leads the market for two- and three-bedroom apartments. The median price of a two-room apartment there has risen by nearly 85% to 12,000 hryvnias, while that of a three-room apartment has risen by nearly 67% to 15,000 hryvnias.
One-bedroom apartments
The largest year-over-year increase in median rental prices for one-room apartments occurred in Zaporizhzhia Oblast —a 60% rise, bringing the median price to 8,000 hryvnias.
Significant increases in prices were also recorded in the following regions:
- Kharkiv Oblast— by 44%, with a current median rent of 6,500 hryvnias;
- Zakarpattia— by nearly 31%, with a median rent of 21,818 UAH;
- Ivano-Frankivsk Oblast— by nearly 29%, with a median price of 16,073 hryvnias;
- Poltava Oblast —by 25%, with a median price of 10,000 UAH;
- Kirovohrad Oblast —by 21%, with a median price of 8,500 UAH;
- Ternopil region — by nearly 20%, with a median price of 13,182 UAH.

Two-bedroom apartments
In the two-room apartment rental market, prices rose the most in the Kharkiv region —by nearly 85%. The current median price is 12,000 UAH.
Significant price increases were also observed in a number of other regions:
- Zaporizhzhia— by 69%, with a median price of 11,000 UAH;
- Zakarpattia— by nearly 42%, with a median price of 26,449 UAH;
- Ternopil Oblast— , a 28% increase, with a median price of 15,390 UAH;
- Cherkasy — by 27%, median price — 14,000 UAH;
- Kirovohrad Oblast —by 22%, with a median price of 11,000 UAH;
- Chernivtsi region — by nearly 22%, median price — 17,694 UAH;
- Ivano-Frankivsk region — by 21%, median price — 17,705 UAH.
Three-bedroom apartments
Long-term rents for three-room apartments saw the sharpest increase in the Kharkiv region— by nearly 67%, where the current median rent is 15,000 hryvnias.
Significant increases were also recorded in nine other regions:
- Zaporizhzhia— by 51%, with the current median price at 13,000 UAH;
- Kirovohrad Oblast— by 40%, with a median price of 14,000 hryvnias;
- Poltava Oblast— by 36%, with a median price of 15,000 hryvnias;
- Ivano-Frankivsk region —by 36%, with a median price of 19,767 UAH;
- Kyiv Oblast — by 32%, with a median price of 20,000 UAH;
- Lviv region —by nearly 27%, with a median price of 25,500 UAH;
- Zakarpattia Oblast —by nearly 26%, with a median price of 24,240 UAH;
- Mykolaiv Oblast —by 20%, median price—12,000 UAH;
- Chernivtsi Oblast —by nearly 20%, with a median price of 19,877 UAH.
The largest percentage increase in median prices across all apartment segments was recorded in the frontline regions—Kharkiv and Zaporizhzhia. At the same time, in the western and central regions, despite lower growth rates in percentage terms, rental costs remain the highest in absolute terms, confirming the consistently high price levels in these regions.
