Airbnb Is Raising Its Commission for Hosts: What Will Change for Landlords

Airbnb has announced major changes to its service fee structure. The company is gradually moving away from a model in which hosts and guests paid separate fees and is transitioning to a single fee for property owners.

This was reported by "Komersant Ukrainian", citing Airbnb.

What Will Airbnb’s New Fee Be?

Until now, most hosts paid approximately 3% of the booking amount, while guests paid a separate service fee.

Now, in most cases, Airbnb will adopt a “host-only fee” model, under which the host will pay 15.5% of the booking cost.

The company explains that the new format will make prices more transparent for customers.

When making a reservation, users will immediately see the total cost of their stay, with no additional service fees charged after the booking is confirmed.

How this will affect property owners

For many hosts, this change means they’ll need to adjust their rates.

If they leave the current rental rate unchanged, their net income from each booking will be lower.

For example:

  • booking cost — $100;
  • Airbnb commission — $15.50;
  • the owner will actually receive $84.50.

That is why the company recommends adjusting prices in advance to avoid a loss of profit.

When the new rules take effect

The transition will take place in stages.

Key deadlines:

  • by September 15 — for property owners outside the European Economic Area (EEA);
  • by October 13 — for property owners in European Economic Area (EEA) countries.

After that, most new bookings will be made under the new payment model.

Why Airbnb Is Changing Its System

The company explains that the new approach is intended to make pricing more transparent for travelers.

In recent years, users have repeatedly criticized online booking services for hidden fees that increased the final cost of a stay as early as the booking stage.

Now, Airbnb aims to display the full price upfront so that customers can more easily compare offers.
