“Gulliver” to Be Sold: Oschadbank Announces Starting Price

The supervisory boards of the state-owned Oschadbank and Ukreximbank have decided to sell the Gulliver retail and office complex in Kyiv.

Oschadbank announced this, according to "Komersant Ukrainian".

“The listing will be published in early September 2026, with a starting price of $207 million. The sale of the complex will take place through the Prozorro.Sales system, which ensures open access for all potential buyers to participate in the auction, competitive market pricing, and transparency at all stages of the asset’s sale,” the statement reads.

The bank notes that the sale via an open auction is intended to ensure competition among potential buyers, market-based pricing, and transparency of the procedure.

Information regarding the auction date, conditions for participation, and the application process will be published simultaneously with the announcement of the start of bidding.

“The sale marks the final stage of the banking consortium’s long-standing efforts to foreclose on collateral related to one of the largest non-performing corporate loans in the history of the Ukrainian banking system,” the statement reads.

According to reports, the consortium of state-owned banks began financing the investment project to build the Gulliver Business Center in 2006, and the facility was commissioned in 2014. Despite several restructurings and attempts to settle the debt, starting in June 2024, the borrower, Tri O LLC, began reducing its payments to the banks until it completely ceased servicing the debt.

Two state-owned banks initiated foreclosure proceedings on the mortgaged property in March 2025 after the debtor effectively ceased cooperation with the banks. On July 26, 2025, following the completion of all legal procedures, ownership of the complex was transferred to a consortium of state-owned banks: Oschadbank received 80% of the asset, and Ukreximbank received the remaining 20%.

“After acquiring ownership, the banks ensured the complex’s uninterrupted operation, maintained its business activities, ensured professional management of the asset, and prepared it for public sale,” the statement reads.

“Gulliver” is one of the capital’s most famous complexes, with a total area of over 157,000 square meters, combining a modern retail and entertainment center with a business center. The complex is located in the very heart of Kyiv, near three metro stations. According to Oschadbank, it attracts a daily foot traffic of over 150,000 people. Its established pool of international and Ukrainian tenants, excellent transportation accessibility, and potential for further development make it one of the most attractive investment assets on the Ukrainian real estate market.
