Established mining business: a granite quarry near the M21 highway is up for sale

A complex of dual-purpose granite quarries has been put up for sale in the Vinnytsia region. The property covers an area of 54.9 hectares and is located along the M21 Zhytomyr–Vinnytsia highway. This was reported by "Komersant Ukrainian", citing Inventure.
The facility operates in the mining industry and may be of interest to investors seeking a turnkey business with large raw material reserves, a special permit, equipment, production infrastructure, and scalability potential.
A 100% stake in the business is being offered for sale. The asking price for the complex is $3.5 million.
What exactly is for sale
A complex of granite quarries with a total deposit area of 54.9 hectares is up for sale. The leased area is 88.09 hectares and includes seven land plots.
The mining concession is divided into two main parts:
- 15.92 hectares — a plot for block stone extraction;
- 33.28 hectares — a plot for the extraction of stone for the production of crushed stone.
The land lease agreements are valid until 2036. A special permit for the extraction of minerals is also valid until 2036.
A unique feature of this asset is that the permit covers two separate plots: one for the extraction of Cardinal Grey GG4 block stone, and the other for the extraction of rubble stone used for the production of crushed stone.






Granite reserves: how much raw material does the deposit contain
According to data from 2024, the deposit’s proven reserves amount to 15.762 million cubic meters.
Of these:
- 3.176 million cubic meters are reserves for blocks of categories A and B;
- 12.586 million cubic meters — reserves for crushed stone of categories A, B, and C1.
In addition, for category C1, provisional reserves are indicated: another 2.69 million cubic meters in the block section and 1.074 million cubic meters in the crushed stone section.
It is separately noted that there is potential for additional reserve growth at the bottom of the quarry. The initial reserves, which have been mined since 1975, have been depleted by only approximately 24%, which may indicate significant remaining potential of the deposit.
Crushed stone products: characteristics and production capacity
The quarry is capable of producing a wide range of crushed stone products. The following fractions are specified in the certificates:
- 0–5;
- 5–10;
- 10–20;
- 5–20;
- 20–40;
- 40–70;
- mixtures C-11, C-7, C-5.
Crushed stone products have a compressive strength grade of M1200, a density of 2.7 t/m³, first-class radioactivity, an abrasion grade of St.1, an impact resistance grade of U-75, and an average rock flakiness of 15%.
The company also operates a fully equipped laboratory, which is a significant advantage for product quality control and working with large customers.
The nominal annual capacity of the crushed stone production line is 1.1 million tons per year. The actual hourly processing capacity is 280–340 tons per hour, depending on the operating mode.







Block stone: characteristics of Zhezhelivsky granite
The raw material for blocks is Zhezhelivsky granite. It is predominantly dark gray in color, has a medium grain size, and features garnet-colored flecks. This stone can be used in construction, the production of facing materials, monuments, slabs, and other natural stone products.
The granite is graded M1200–M1400, has a first-class radioactivity rating, polishes well, and is easy to work with.
Mineral composition of granite:
- Feldspar — 20%;
- plagioclase — 30–35%;
- quartz — 23%;
- biotite — 15–25%;
- other minerals — 2–7%.
The main product of the block quarry is granite blocks with a volume of up to 4 m³. In addition, it is possible to produce granite slabs for further processing.

Production Capacity and Equipment
The company operates a crushing and screening complex with four crushing stages.
The production line consists of:
- a 60 m³ receiving hopper with a plate feeder and a SMD-111 jaw crusher;
- a Metso GP300s secondary cone crusher and a CVB 2060 three-deck vibrating screen;
- a mobile unit with a Sandvik CH-440 cone crusher and two- and three-deck vibrating screens;
- an independent line with a Metso HP-100 cone crusher and a three-deck screen.
In the summer of 2024, the production facility underwent a major modernization. The crushing and screening complex was automated using SCADA software with a central control panel. Each element of the plant is equipped with corresponding indicators, safety features, and measuring instruments, which helps reduce the human factor’s impact on the production process.
Equipment, Infrastructure, and Rail Loading
The facility is fully equipped with the necessary machinery. The list of assets includes two CAT and Volvo loaders, a Liebherr excavator, two BelAZ trucks with a 45-ton capacity, two BelAZ trucks with a 30-ton capacity, a KrAZ truck, three cranes, a fuel tanker, and other equipment.
The site also features a 10 m³ licensed storage tank, a garage with repair bays, and two Skoda passenger cars.
In addition to the crushing and screening line, the quarry site houses a complex of workshops for sawing and polishing block stone slabs. The facilities are equipped with overhead cranes, bridge cranes, and hoists.
The total area of the buildings exceeds 4,000 m². These include a control room, a staff building, an administrative building, a gatehouse, a warehouse, a turning shop, a compressor room, a pump room, and a garage.
A distinct advantage of the facility is the rail loading station. It is equipped with a ramp featuring two receiving hoppers and a conveyor system capable of loading 10 to 20 railcars.
Staff and Current Operations
The company employs 24 people. Of these, 8 are engineering and technical staff, and 16 are other personnel.
Currently, the quarry operates on a single shift. This may leave room for increased production should the facility switch to a more intensive operating mode, secure additional orders, or expand its sales markets.
