Ukrainian shopping malls are in talks with Pepco: what are the results?

Ukrainian shopping malls have confirmed negotiations with the European discount retailer Pepco; the chain’s stores could open by the end of the year in western and central regions. This was reported by "Komersant Ukrainian", citing Interfax-Ukraine.

“We are in negotiations for three of our five shopping centers; they are at an advanced stage,” said Natalia Kravets, commercial director of Dragon Capital Property Management, at the RAU EXPO 2026 conference.

The brand is already represented as an outlet store at the Port City shopping mall in Lutsk, and negotiations are underway to open a store.

“If we reach an agreement (with Pepco), it will occupy a very significant place in our shopping center in terms of foot traffic and, accordingly, in terms of our visitors’ affection, because they’re looking forward to it and know it very well,” said Port City CEO Natalia Antonenko.

In Ternopil, it will appear in the second phase of the “Podolyany” shopping center, the opening of which is scheduled for October 15.

“We are in the process of signing a contract between the ‘Podolyany’ shopping center and Pepco; all key points have already been discussed. Not only our visitors are looking forward to this brand, but also the tenants… The approximate opening date is late October to early November. We hope it will open alongside the second phase of the shopping center,” said Tetyana Chubak, Development Director of the “Podolyany” shopping center.

Anna Chubotina, CEO of the Arricano Group, emphasized that as a discounter, Pepco will compete with domestic chains in certain categories, so when making decisions, it is important to be aware of the risks for existing tenants.

“We would be interested in opening them in our regional shopping centers in Kryvyi Rih and Zaporizhzhia, given the demand from our target audience. Unfortunately, they are not currently considering opening in these regions. We are in discussions regarding Kyiv,” she said.

As reported, one of Europe’s most dynamic discounters, Pepco, has announced plans to open up to 10 stores in Ukraine by the end of 2026, with the first openings expected in late October 2026; Ukraine will become the brand’s 20th market. The consulting firm Retail&Development Advisor (RDA) serves as Pepco’s official exclusive representative in Ukraine.

Pepco is a Polish chain of clothing and household goods stores headquartered in Poznań. It has been operating since 1999 and has over 4,000 stores in 18 countries. Its immediate plans include opening its first stores in North Macedonia in June 2026. The brand is part of the Pepco Group. The Pepco Group is listed on the Warsaw Stock Exchange (PCO).
