Rent prices for houses in Ukraine have skyrocketed: where prices have risen the most

Prices for long-term rentals of private homes have changed significantly in Ukraine. According to OLX Real Estate, in some regional centers, annual rental costs have nearly doubled, while in certain cities, on the contrary, prices have fallen, reports "Komersant Ukrainian"

The biggest jump occurred in Zaporizhzhia, where the median price rose by 87%, while Kyiv remains the most expensive city for renting a house, where as of March 2026 the median cost reached nearly 112,000 UAH.

Where in Ukraine have house rents risen the most

The most significant increase in long-term private home rentals was recorded in Zaporizhzhia. There, the median price rose from 8,000 UAH in March 2025 to 15,000 UAH in March 2026—an immediate 87% increase.

Prices rose by 50% in Cherkasy, Lutsk, and Mykolaiv. In all three cities, the median cost rose from 10,000 UAH to 15,000 UAH.

Another city with sharp dynamics was Ternopil, where house rent rose by 48%—from 17,857 UAH to 26,498 UAH.

Significant increases were also recorded in Vinnytsia, where prices rose by 45%—from 11,000 UAH to 16,000 UAH—and in Uzhhorod, where rental costs rose by the same 45%—from 37,544 UAH to 54,428 UAH.

In which cities did prices rise more moderately

In a number of regional centers, rents for private homes also rose, but less sharply.

For example, in Ivano-Frankivsk, the median cost of long-term rent rose by 34%—from 20,831 UAH to 27,822 UAH.

In Kyiv and Lviv, the trend was the same: in both cities, house rents increased by 22%. In the capital, the price rose from 91,184 UAH to 111,965 UAH, and in Lviv—from 35,000 UAH to nearly 43,000 UAH.

In Kropyvnytskyi, rental costs rose by 19%—from 8,000 UAH to 9,500 UAH. In Zhytomyr, the increase was more modest— 10%, or from 10,000 UAH to 11,000 UAH.

Odessa and Poltava showed even smaller changes. In Odessa, prices rose by 6%—from 48,429 UAH to 51,418 UAH—and in Poltava, by 5%, from 9,500 UAH to 10,000 UAH.

Where house rents remained unchanged or decreased

In some cities, the long-term house rental market remained stable. Prices remained unchanged compared to March 2025 in Dnipro—at 16,000 UAH, in Khmelnytskyi—10,000 UAH, and in Chernivtsi—around 33,000 UAH.

At the same time, some cities saw a significant decline.

House rentals fell the most in Rivne—by 34%, from 25,000 UAH to 16,500 UAH.

In Kherson, the cost dropped by 25%—from 6,000 UAH to 4,500 UAH—and in Sumy—by 22%, from 9,000 UAH to 7,000 UAH.

A smaller decline was observed in Kharkiv, where prices fell by 7% —from 15,000 UAH to 14,000 UAH—and in Chernihiv, where rents dropped by 4%—from 6,000 UAH to 5,750 UAH.

Where in Ukraine is it most expensive to rent a house

Despite varying growth trends, Kyiv remains the most expensive city for long-term private home rentals. As of March 2026, the median price here is nearly 112,000 UAH.

Other cities with high rental costs include:

  • Uzhhorod54,428 UAH;
  • Odesa51,418 UAH;
  • Lviv — nearly 43,000 UAH;
  • Chernivtsi — about 33,000 UAH;
  • Ivano-Frankivsk27,822 UAH;
  • Ternopil26,498 UAH.

Why are home rentals getting more expensive in Ukraine?

As explained by Yulia Kozar, brand manager for the OLX Real Estate category, the main reason for the price increase is a shift in tenant demand. Demand is increasingly shifting toward private homes due to a desire for autonomy.

This refers to the ability to independently provide:

  • electricity—using generators or solar panels;
  • heat—through independent heating;
  • water supply—independently of centralized networks.

This factor became particularly relevant after a difficult winter, when the issue of self-sufficiency came to the forefront for many families.

Another reason is the type of housing. Private homes are more often chosen by families with multiple generations living together, as such housing allows for accommodating more people while optimizing costs.
