Ukrainians Are Looking for “Backup” Apartments: Where Is Demand Highest?

Ukrainians are increasingly looking for apartments in relatively safe regions in the west of the country—not only as a new permanent place of residence, but also as “backup” housing. The reason is the intensification of Russian shelling. Marianna Bigunets, commercial director of a construction company, told OBOZ.UA about this, according to "Komersant Ukrainian".
She noted that residents of Kyiv and the surrounding region, as well as those from Kharkiv, Dnipro, and Zaporizhzhia, are the most willing to relocate.
“Some residents of major cities in the east, south, north, and center of the country are beginning to view relocation not as a temporary solution, but as an opportunity to change their place of residence on a permanent basis. Currently, such inquiries account for about 30–40% of the total,” the report states.
However, as emphasized, it is too early to speak of a fully established trend. After all, for now, this is “more a matter of a shift in people’s attitudes following a series of large-scale Russian attacks.”
“The chronic state of uncertainty and the horrific consequences of enemy attacks may increasingly prompt citizens who have the financial means to change their place of residence,” the expert concluded.

Overall, an increasing number of Ukrainians are looking for housing that can be quickly used in the event that the security situation deteriorates. Specifically:
- For some, such an apartment will become their new permanent residence.
- For others, it will serve as backup housing where they can relocate their family or move temporarily.
While just a few years ago, buying a second apartment was most often viewed as an investment or a way to generate rental income, the situation has now changed dramatically.
Systematic rocket and drone attacks are having an increasingly noticeable impact on buyer behavior in the primary housing market, Bigunets concluded.
