Rent prices have skyrocketed: OLX analysts have identified the reasons

In the first half of 2026, the number of active listings for long-term apartment rentals decreased by 5%. At the same time, search activity increased significantly: on average, there were 15.1 responses per listing, which is 30% more than at the beginning of the year. Against this backdrop, the median rental price across Ukraine rose by 15%. This is according to an analysis by OLX, as reported by "Komersant Ukrainian".

According to analysts, rents for one-bedroom apartments rose the most over the past six months in Kharkiv (40%) and Zaporizhzhia (33%). Significant increases were also recorded in Sumy (27%), Odesa (26%), and Ternopil (22%). At the same time, in Vinnytsia, Zhytomyr, and Kherson, the median rent remained at the same level as at the beginning of the year. Uzhhorod traditionally remains the leader in terms of one-bedroom apartment rental costs.

Long-Term House Rentals

According to an OLX study, the long-term house rental segment showed growth in the first half of 2026. The number of active listings increased by 13%, and the average number of responses per listing rose by 9%. The median rental price for houses across Ukraine rose by 29% to 45,000 UAH.

As analysts note, Kyiv remains the leader in terms of house rental costs, with a median price of 112,026 UAH (up 7% over six months). Rent prices rose the most in Kharkiv (82%), Ternopil (77%), and Dnipro (67%). At the same time, prices in Lutsk, Rivne, and Khmelnytskyi remained at the same level as at the beginning of the year, while the most significant declines were recorded in Mykolaiv (-33%) and Ivano-Frankivsk (-21%).

Long-Term Rental Market

According to Oksana Ostapchuk, Head of Sales Development at OLX Real Estate, the long-term rental market will remain active in the second half of the year. In August–October, a traditional seasonal increase in demand and prices is possible, primarily in relatively safe regions. The highest activity is expected in Kyiv, Lviv, Odesa, Uzhhorod, and Ivano-Frankivsk. At the same time, rental rates in cities near the front lines are likely to remain lower than in other regions of the country, although demand there will be supported by internally displaced persons and military personnel.
