TOP-5 Ukrainian cities with the most expensive real estate named

The real estate market continues to show significant fluctuations, mainly due to the war between Russia and Ukraine. Over the past six months, secondary market property prices have fallen in eastern and central Ukraine and risen in western Ukraine. This is evidenced by the data of Lun Statistics, "Komersant Ukrainian" reports

The LUN platform presents charts that collect data on property prices in all regions of Ukraine. Lviv holds the lead among the cities with the most expensive one-bedroom apartments in both the primary and secondary markets.

However, when it comes to two-bedroom apartments, the capital of Ukraine, Kyiv, is ahead of Lviv in terms of housing prices.

The most expensive cities to buy one-bedroom apartments in the secondary market:

Lviv is the leader in terms of housing costs, with the average price of a one-bedroom apartment at USD 62 thousand. The western city is not only the cultural centre of the country, but also ranks first in terms of housing prices.

Kyiv, although the capital of Ukraine, is slightly inferior to Lviv with an average price of USD 60 thousand. Traditionally, Kyiv remains one of the most expensive cities in Ukraine, but its secondary market prices are currently slightly behind its western competitors.

Uzhhorod, a city in Zakarpattia, ranks third with an average price of USD 55 thousand, which indicates an increase in interest in the region. The cost here has increased by $2.2 thousand over the past six months.

Chernivtsi is a historic city in western Ukraine, where the average price of a one-bedroom apartment is $46 thousand.

Lutsk and Vinnytsia – these two cities share the fifth position, with the average price of a one-bedroom apartment at $45 thousand.

Price dynamics for multi-room apartments

When analysing prices for two- and three-bedroom apartments, the situation changes slightly.

Kyiv is more expensive than Lviv: the average price of a two-room apartment in the capital is USD 90 thousand, while in Lviv it is USD 89 thousand.

As for three-room apartments, their average price in Kyiv is $130 thousand, while in Lviv it is $110 thousand.

The primary market: The most expensive new buildings

Lviv is also a leader in the primary housing market, where the average price of a one-bedroom apartment in a new building is USD 57 thousand.

Kyiv again ranks second, with the average price at USD 51 thousand.

The third place in the primary market is occupied by Uzhhorod with an average price of USD 50 thousand.

Dnipro, as a major industrial centre, ranks fourth, with a one-bedroom apartment in the primary market costing USD 45 thousand.

Kropyvnytskyi rounds out the top five, with new buildings valued at an average of USD 41 thousand.
